Oponent Jiří Uhman Abstract Rezidenční realitní trhy jsou často diskutovaným tématem, a to zejména v otázce cen bytů. Toto téma je důležité jak pro obyvatele České republiky, kteří potřebují někde bydlet, tak pro investory, kteří vidí investice do realit jako stabilní a bezpečné. Ceny těchto realit, které jsou často hlavním rozhodujícím faktorem u jejich koupě, se liší na úrovní jednotlivých krajů. Tato práce si dala za cíl porovnat vývoj průměrných cen bytových jednotek v Ústeckém, Středočeském a Karlovarském kraji a zjistit, které demografické a ekonomické faktory tuto cenu významně ovlivňují. V práci je porovnán vývoj těchto cen ve zmíněných krajích v období let 2005 až 2020. Toto porovnání, stejně tak jako následná analýza jednotlivých faktorů, probíhá na sekundárních datech Českého statistického úřadu a České národní Banky. Jako analyzovaná data byly využity faktory ovlivňující cenu bytů, mezi které patří průměrná mzda obyvatel krajů, počet bytů na 1 000 obyvatel, věková a vzdělanostní struktura jako lokální faktory odlišné pro každý kraj a průměrná výše úrokové sazby hypotečních úvěrů jako faktor celorepublikový. Tyto data byla podrobena backward stepwise regresní analýze a následné výsledky jsou interpretovány v rámci jednotlivých krajů a následně porovnány mezi sebou. Výsledky této práce mohou využít potencionální investoři, kteří chtějí své portfolio rozšířit o bytové jednotky sledovaných krajů, nebo orgány samotných krajů při tvorbě bytové politiky. Residential real estate markets are a frequently discussed topic, especially in the question of apartment prices. This topic is important both for residents of the Czech Republic who need somewhere to live, and for investors who see real estate investments as stable and safe. The prices of these properties, which are often the main decisive factor in their purchase, vary at the level of individual regions. The aim of this thesis was to compare the development of average prices of housing units in the Ústí nad Labem, Středočeský and Karlovy Vary regions and to find out which demographic and economic factors significantly affect this price. The thesis compares the development of these prices in the mentioned regions in the period from 2005 to 2020. This comparison, as well as the subsequent analysis of individual factors, is based on secondary data from the Czech Statistical Office and the Czech National Bank. The analyzed data in this thesis were factors influencing the price of apartments, including the average wage of regional inhabitants, the number of apartments per 1,000 inhabitants, age and education structure as local factors different for each region, and the average mortgage interest rate as a nationwide factor. These data were subjected to a backward stepwise regression analysis and the subsequent results are interpreted within individual regions and then compared with each other. The results of this work can be used by potential investors who want to expand their portfolio with housing units of the monitored regions, or by the authorities of the regions themselves when creating housing policy.
