Oceňování nemovitostí [rukopis] = The appraisal of real estate / Milan Hnitka. -- 2010. -- 74 l. -- Lic. smlouva. -- Abstract: Cílem této diplomové práce je porovnání a analyzování přístupů oceňování nemovitostí z pohledu požadavků vybraných bank (jejich metodik) a zodpovězení otázky, zda existují v těchto metodikách podstatné rozdíly. Teoretická část práce seznamuje čtenáře především se základní teorií oceňování nemovitostí. Největší prostor v teoretické části práce je věnován teorii oceňování nemovitostí na tržních principech, zejména z toho důvodu, že metodiky bank z této teorie vycházejí. Praktická část práce se již věnuje samotnému naplnění výše uvedeného cíle. Na základě údajů z hypotečního trhu byly nejprve vybrány čtyři bankovní instituce jejichž metodiky budou předmětem porovnání. V další části byla provedena analýza těchto metodik a v závěrečné části bylo provedeno porovnání jejich přístupů k oceňování nemovitostí.. -- Abstract: The diploma thesis is devoted to the approaches of real estate valuation, their comparing and analyzing is seen from the point of view of the requirements of selected banks (their methodology). It also examines whether there are any fundamental differences in their methodology. The real estate valuation theory is then introduced in the theoretical part. However, the main focus is on the the real estate valuation theory based on the market principles, as the main reason lies in the fact that the banks´ methodology is consistent with the theoretical pressumption. The practical part of the thesis aims at the four banks that were selected on the basis of the data provided from the mortgage market. Comparing and analayzing their methodology is in the final part followed by the confrontation of their approaches of real estate valuation.
