V jejím obsahu se zprvu zabývám klasifikací nemovitostí na realitním trhu, vymezením pojmů v oblasti investičního projektu a vzájemnou konfrontací dvou protichůdných alternativ - nájem či vlastnictví. Obě alternativní varianty užívání nemovitosti posuzuji z několika hledisek včetně aspektů rozhodování. Diplomová práce obsahuje finanční a tržní ukazatele, které zájmové skupiny vedou k realizaci investičních projektů. Druhou část jsem pojal z praktického hlediska s orientací na analýzu realitního trhu a především jednotlivých komerčních nemovitostí. Důležitou částí analýzy je zhodnocení jak se chovají nájmy v současné hospodářské krizi. Cílem práce je vyhodnocení efektivity nájemních poměrů v analyzovaných nemovitostech.. -- Abstrakt: The subject of the Master Thesis is the Productivity Analysis of Lease Residential and Non-residential Premises. First I have disclosed the classification of the realties on the real estate market then I have defined the terms within the capital project field and mutual confrontation of two contradictory alternatives - leasing and ownership. I have assessed both alternative options for utilization of the real estate in terms of several points of view including the aspects of the decision making. The Master Thesis consists of those financial and market indicators that lead the interest groups towards the realization of the capital project. The second part consists of the practical aspects with the orientation to the analysis of the real estate market and especially of various commercial properties. The assessment of the rents performance during the current economic crisis forms an important part of the analysis. The goal of the work is the evaluation of the rental conditions of the analyzed properties.
