Poznámky Lic. smlouva Abstrakt Cílem této bakalářské práce je analyzovat a porovnat výši cen bytů v rámci krajů a jejich krajských měst. První část je zaměřena na základní pojmy jako je nemovitost, evidence nemovitostí, oceňování nemovitostí či specifika a zvláštnosti trhu nemovitostí. V další části následuje samotná analýza tržních cen bytů. Abych mohla analyzovat možné příčiny či souvislosti regionálních diferencí v tržních cenách, použila jsem následující soubor faktorů. Vybranými faktory jsou intenzita rozestavěné a dokončené výstavby, míra registrované nezaměstnanosti, počet uchazečů na jedno volné pracovní místo a průměrná mzda zaměstnanců. Základními sledovanými územními jednotkami jsou kraje ČR. Zjištěná data jsou shrnuta do přehledných tabulek. Závěrečná část práce zahrnuje zhodnocení zjištěných poznatků a jejich srovnání s obecnými teoretickými východisky. The objective of the thesis is to analyse and compare the prices of flats in the regions and their regional capitals. Its first part focuses on the fundamental concepts such as the real estate, property registration, property valuation and the specific features and peculiarities of the property market. The following chapter provides the analysis of a particular property market. In order to analyse the possible causes and context of the regional differences in the market prices, the following selected factors are used: the intensity of dwellings under construction and that of dwellings completed, the registered unemployment rate, the number of registered job applicants per vacancy and the average monthly wage per employee. The basic territorial units observed are the regions of the Czech Republic. The research data are summarised in the form of synoptic tables. The final part of the thesis includes the evaluation of the data obtained and compares the results of the research with the theoretical starting points.
